1. Lease is the transfer of a right to enjoy an immovable property for a certain period, in consideration of price paid or promised to be paid in cash or kind.

2. License is a right to do or continue to do, in or upon the immovable property of the grantor; something which would in the absence of such right does not amount to an easement or an interest in the property.

3. Lease is a transfer of interest, but license is not.

4. Lease can be assigned, but a license cannot.

5. Lease is heritable in nature. License is not heritable because the right extinguishes with the death of licensee.
